Casa Lucati

A beautifully renovated holiday home, found just 1km from the Tuscany-Umbria border above the Niccone Valley; it is a luxury villa. The property consists of a traditional Umbrian farmhouse and an adjoining converted tobacco barn. It has five bedrooms and five bathrooms and sleeps up to ten people – although there are two buildings, it is always rented to a single group.

It is tastefully furnished with many antique pieces, and has magnificent views over the Niccone Valley that stretches across the hills of Tuscany and Umbria to the Apennine mountains.

This holiday villa has 4 acres of land, most of which is woodland below the house but includes landscaped gardens around the property and an olive grove.


Main House
The entrance to the main part of the property, takes you onto the first floor, leading into a fully equipped kitchen (electric oven, gas hobs, dishwasher and refrigerator) with a traditional, large fireplace and wood-burning stove. On this same floor, there is a large, comfortable sitting room with sofas and access to an en-suite double bedroom and a twin room with adjacent bathroom.

From the kitchen, you can find a handsome Tuscan style stone-walled dining room – and from here, there is access to the second floor, where there is another twin bedroom leading through to a very spacious double bedroom. The smaller bedroom is most suitable for two children. There is a shower, basin and separate WC on this floor.

On the attractively tiled ground floor of the large house there is a spacious open-plan garden room with comfortable sofas and dining furniture, TV/DVD with a library of DVD’s and a bathroom with toilet and shower. There is also a games room with ping pong and table football. There is also a kitchen area for preparing light meals, with a marble topped work surface, refrigerator and microwave oven as well as enclosed washing machine and dryer.

Small House
The entrance to the smaller house leads into an open-plan fully-equipped kitchen and living room with its own library and stereo system. All the rooms are on the same (upper) floor of the building.

French windows in the living room open onto a terrace with magnificent views and plenty of room for a large party to dine. This is a wonderful place for drinks, dining or just relaxing and admiring the breathtaking view of the valley or watching the children in the pool.

The swimming pool is 11m5m; it has solar heating and is completely
fenced in. The gardens around the pool, and in front of the houses, are beautifully landscaped including a grotto by the pool and a number of areas suitable for al fresco drinks and dining.

There is ample garden and pool furniture available for guests. While there are neighbors behind the house, the positioning makes the villa, garden and pool-area completely private.

Casa Lucati is situated near the little Church of San Lorenzo. The property is 10-12 minutes drive to Mercatale di Cortona, which has excellent shopping and restaurants. It is also a 35 minute drive to Cortona and within an hour’s drive of Perugia, Assisi, Siena, Gubbio, Montepulciano, Arezzo and other historic hill towns. Florence is ninety minutes by car, or about an hour on the fastest train. Wonderful walks start from the front door into beautiful unspoiled countryside.
