High above the Niccone Valley, Quarata di Sotto has a spectacular position with wonderful views and complete peace and privacy. The house has large grounds including lawned areas and woodlands. It is 10 minutes by car on well made roads to the village of Spedalicchio. Unfortunately, because of the open stairways and outdoor terracing, the property is not recommended to guests under eight-years old.
Ground Floor The ground floor living area is open-plan over three levels. The kitchen area is on the highest level, with broad stairs down to the dining area and further stairs from there to the sitting room. There is one double bedroom suite on the ground floor reached by a short flight of steps from the kitchen area. The front door opens into the kitchen, which has been recently fitted. There is a large cooker with six-ring gas hob and large gas oven, good-sized fridge-freezer, dishwasher and wide sink, and plenty of work surface and cupboard space. The utility room, just off the kitchen, offers a further fridge and a washing machine. The pergola covered eating area (seats ten) right outside the kitchen door offers views over the Niccone valley. The dining area has a large table and chairs for ten people. The sitting room has easy-chairs and a sofa, open fireplace and two sets of French windows opening onto a large, shaded veranda with outdoor dining furniture and leading to the garden and pool area. Bedrooms Steps off the kitchen lead to a double en-suite bedroom with glazed door opening onto the breakfast area. The bathroom has WC, bath and handheld shower.
The first floor is reached by a staircase from the kitchen area; the other three en-suite bedrooms are located here. The master bedroom has double aspect views and en-suite bathroom with bath, separate shower, basin and WC. A corridor leads to two further bedrooms – one twin room with en-suite shower, WC and basin, and the other a triple room (two singles and a day bed) with en-suite shower and WC. All bedrooms have wardrobes and/or chest of drawers.
Pool Area and Gardens The pool, found beyond a short flight of steps from the veranda, is approximately 12m x 4m and has built-in steps to the shallow end before shelving to a greatest depth of 1.45m. It is paved around with a pergola to one end and many sun-loungers. Under the shaded veranda, adjacent to the house, is seating and barbecue for outside dining, a table football set and table tennis. There is also a badminton/volleyball net in a shaded area near the pool. The property has plenty of parking space.
