Villa San Martino, Tuscany

Why stay in Villa San Martino apartments?

San Martino Tuscany, is a tiny hamlet. Our property is at the lower side facing the hills and the lovely Niccone valley. It is easily reached by a tarmac country road. The views of the valley and the Tuscany hills towards Cortona are quite splendid and the setting is quiet and undisturbed.

The five holiday rental apartments are in two buildings, a house (3 apartments) and former barn (2 apartments) with the swimming pool area between them. The former farmhouse has been lovingly converted into three comfortable self contained  holiday apartments. Because of the sloping hillside site, each has ground level access. The restored barn is a short distance away and is now two spacious holiday apartments with a large shared loggia or terrace at the entrance. There is also a small guest restaurant on the end of this building (the barn).

All these self catering holiday apartments are all tastefully furnished and well provided with equipment. The apartments have satellite TV (Italian service with some English channels); dishwashers and working fireplaces. There is a separate laundry room.

Apartments In The Farmhouse

Holiday Apartment #1

Apartment Marilena is the highest part and has two floor levels (there is a flight of five steps to the entrance). Downstairs is a living room with full kitchen, dining and sitting areas. Upstairs is a modern bathroom, a double bedroom and bedroom with two or three single beds. The French windows from the double bedroom open on to a balcony with views of the garden and space for four or five to dine.

Holiday Apartment #2

Apartment Elsa is entirely at ground level on the lower part of the house. The apartment has a double bedroom and a bedroom with two single beds. It has a pleasant sitting room separated from the kitchen and dining room and a bathroom that can be accessed by the disabled; a very cosy apartment for your holiday on the Tuscany Umbria border.

Holiday Apartment #3

Apartment Gioia is in the centre of the former farmhouse. It has a good sized kitchen/dining room with a door to a large, private terrace with splendid views of the countryside of Tuscany and Umbria. The bathroom has a shower in a small bath. Two bedrooms as above.

Apartments In The Barn

Holiday Apartments #4 and #5

Apartments Il Sole and La Luna are in a separate building (the former barn) looking down on the garden and across to the Tuscan hills. They are larger than the other holiday apartments, though with the same two bedroom, bathroom, living room arrangement.

There is a double sofa-bed in each living room (at a squeeze six people can be accommodated) and a fireplace enclosed with glass doors. These holiday apartments are very spacious and share a loggia (veranda) which has a commanding view of the Tuscany Umbria border. There is a short flight of steps to the veranda and apartments. There is a separate outdoor area with gazebo next to La Luna and Il Sole.

Garden & Swimming Pool

The 10 x 5 metre swimming pool is set into a lawned area which merges into olive groves and more grassy areas, there are plenty of sun loungers for guests’ use. By the pool is a big thatched gazebo with large round seating.

Dotted around the gardens are a number of gazebo, barbecue and outdoor cooking and eating areas, guests can chose privacy when they wish. The San Martino holiday apartments also have a field suitable for ball games and the property is very child friendly.

Restaurant

Guests can book meals in the small restaurant, prepared by the owner in the best tradition of Italian home cooking, as you would expect, the menu comprises local Umbrian and Tuscan dishes.

Visit Tuscany & Umbria From These Holiday Apartments

From everywhere in the grounds, the views of the hilly countryside and valley farmland of Tuscany and Umbria. You can see three castles; one ruined and two still inhabited, a reminder of the Niccone Valley’s long history as a border area.

It’s just a short drive to two villages, Lisciano Niccone in Umbria and Mercatale di Cortona in Tuscany.  In these villages you will find trattoria famous for fresh pasta, several other restaurants and pizzerie, banks, post offices, supermarkets, a filling station and garage.

There are many day trips possible from these holiday rental apartments to the surrounding historic and cultural centers of Umbria and Tuscany. Cortona is a thirty minute drive, and within an hour you can visit Perugia, Deruta, Assisi, Arezzo, Sansepolcro, Siena, Gubbio, Orvieto, Montepulciano and other hill towns. From the San Martino apartments, Florence is around two hours by car or an hour on the fastest train.
