Why stay at Villa Forconi?

The Luxury Villa Forconi, Lisciano Niccone really does offer incredible value for money, with the high standard of the furnishing, the fittings, the finishes and the spacious rooms. Each of the three bedrooms has an en-suite bathroom with designer sanitary-ware, as well as a balcony and room with comfortable chairs to relax in your own space.

The kitchen/dining room is very large and well equipped, and there are two spacious lounges on the ground floor. A fourth bathroom is accessed from one of the lounges. This is one of the best villas of its size and price available for self-catering holidays on the Tuscany-Umbria border. It is also suitable for a wheelchair user, as the second lounge with the bathroom has a large sofa bed. Its near the top of a hill with magnificent views across the Tuscany-Umbria border and the beautiful Niccone Valley. The views stretch to the more distant Apennine mountains of Umbria and Le Marche. It’s between the villages of Tuoro, Umbria – on Lake Trasimeno – and Mercatale di Cortona, the Tuscan village at the head of the Niccone Valley.

There is a trattoria/bar and restaurant close by and many other places to eat in the villages in both directions. A splendid entrance hall has exits leading to the open-plan dining room/kitchen, sitting room, and a second sitting room that can also be used as a fourth bedroom with en suite bathroom. There is a door leading out to an outdoor dining area from the entrance hall. The dining room is in the same open-plan space as the kitchen; there is a large indoor table and French windows take you through to another large majolica table in a shady corner outside the house.

The kitchen is magnificent: it is spacious, light and modern. A central island has five cooking hobs and two ovens; there is a US style fridge with ice and water dispenser, two large double sinks, dishwasher, a bread maker, washing machine and dryer. It is fully equipped with all cookery essentials. As stated above, there are two sitting rooms on the ground floor – the first is accessed from the entrance hall, which is larger and has no TV. There are comfortable sofas, a fireplace and French windows leading to the garden. There is also a telescope available for guests’ use.

The second sitting room/TV room can be used as a fourth bedroom, with access from the dining room and the entrance hall. It has a comfortable queen-sized sofa bed and bathroom with shower, tub, WC, washbasin and bidet. On the first floor of Villa Forconi there are three bedrooms, each with a sitting room incorporated into the space and a superbly finished en-suite bathroom. The first bedroom is very big and has a quality king-sized bed, sofa and chairs, en-suite bathroom with steps up to a large corner bath. A balcony, accessed by French windows, provides great views across the hills, valleys and mountains of Tuscany, Umbria and Le Marche. The second bedroom has a sitting room on the entrance level with an en-suite bathroom; open stairs go to a mezzanine floor with a queen-sized double bed.

There are French windows in the sitting room that lead out to a balcony with more magnificent views. Bedroom three has a queen-sized bed on the entrance level with an en-suite bathroom; open stairs go to a mezzanine floor with a library and sitting area. French windows lead onto a small balcony from the side of the room near the entrance door. There is also a loggia – a roofed and shady outside terrace – accessed from the other side of the room. The loggia is furnished with comfortable outdoor furniture, and looks out across the garden and down on to the pool as well as taking in more views of the beautiful landscape of the Tuscany-Umbria border.

Two single people can be accommodated in either of these rooms as each also has a sofa bed. The grounds have a 12 x 6 metre swimming pool with wide internal steps and conventional “ladder” steps at the other end. There is a wide, paved area with sun loungers and covered swing seats etc. and a barbecue with al fresco dining areas and a large lawned area. The house is in the middle of woodland, but the views are magnificent.

The entire estate is well fenced, and there are electric wrought-iron entrance gates. It is 3.5 km from the main road on an asphalt and gravel road, which ends at the house. There are many day trips possible from Villa Forconi to the surrounding historic and cultural centres of Umbria and Tuscany. Cortona is a twenty-minute drive, and within an hour you can visit Perugia, Deruta, Assisi, Arezzo, Sansepolcro, Siena, Gubbio, Orvieto, Montepulciano and other hill towns. Florence is just over an hour by car or the fastest train.
